Flat for rent - Lisbon

Furnished apartment just renovated,

2 bedrooms, 1 bathroom, living room and open space kitchen. South facing backyard.

The rental includes all the expenses water, light, internet and one weekly cleaning.

The apartment is fully furnished and has everything you need from glasses, cutlery, towels, bed linen etc.



CHECK IN AND CHECK OUT
It is fundamental to let us know at time you will arrive for the check-in as someone will have to physically got the apartment at least 24h prior to arrival. Only after receiving all the mandatory documents you will be able to check in.

This is our house and we love it, we ask you to respect it as we do. Good manners are highly appreciated, keep the house tidy and clean.

NOISE POLICY
No noise policy: from 10PM to 9AM please keep it quiet, violation of this policy can lead to immediate removal from the apartment without a refund.
It is mandatory to respect the silence schedule from 10PM to 9AM in the apartment, on the balconies and in all the common areas of the condominium, stairs, courtyard, etc.

GOOD MANNERS
Please make sure all windows are completely closed before you exit the apartment
Turn off all the lights, oven and stove before leaving the apartment
Please leave the house clean and tidy, as it was delivered upon arrival,
It is forbidden to move furniture, beds or sofas during the stay, in order to avoid noise and damage.
Keep in mind that you are staying in a private house in a condominium and therefore to maintain an adequate and decent behaviour and appropriate requests (no concierge or assistance available 24/24)

EXTRA GUESTS
It is a major violation of the contract to bring non declared guests prior to check-in to the apartment without our approval. We reserve the right to terminate your stay immediately without refund.

The only persons authorised to enter and leave the apartment are those that were registered during check-in by presenting a valid ID (identity documents that are expired or not readable are not accepted)

In case of non-receipt of guests' identity documents prior to check-in, the reservation will be considered canceled so guests will not be accepted and the booking will not be refundable.

SMOKING
It is forbidden to smoke inside of the apartment, failure to comply with this rule will result in a fina of 250 EUR for the cleaning services. - It is absolutely forbidden to throw cigarette butts from windows or balconies


CHECK OUT
Before 10AM, must be scheduled so we can inspect the apartment.
It is necessary to communicate and arrange a checkout time at least the day before.
The deposit will be returned in cash at checkout after viewing the house


PETS
It Is forbidden to leave the pets alone in the apartment at any time.
To not disturb the neighbours the pets are not allowed to stay in the patio unattended.
Pet terms & conditions must be signed during the check in
If you are bringing pets with you please not that we charge a 5 EUR fee per pet per night that must be paid on check in in cash, dogs can only enter after we received the pet policy signed and 250 EUR of cash deposit that will be returned on check out.

DAMAGES
In case of any damages we will activate the damage deposit associated with your booking,

WINDOWS & DOORS
Must bee left closed at all times when leaving the house.

DEPOSIT
A cash deposit will be required at check in in the amount of 500 EUR.

GARBAGE
Building Bin: Drop the bin bags from 7PM to 11PM, always put the rubbish bin outside of the building if your are dropping your bin bag and collect the bin early in the morning, place it inside of the building below the mail boxes.
Please follow the rules to use the building bin correctly and not disturb our neighbours.

Theses bins also have normal garbage and can be used any time of the day/night.
