I am happy to offer you a unique historical and modern apartment in the heart of the city. The building is historical, protected for its artistic importance- its facade is of Secession style (Secession =architectural central European Art Nouveau). The location is great - overlooking (frontally) the Vltava river, very close to the Andel shopping center, and also very close to public transport (Metro, tram)
The flat is on the fourth floor, with A LOT of light, East-West orientation, without vis-a vis. Sunny, grandiose, with high classic ceilings. Fully equipped, decorated and furnished with highest standards in a nice mix of modern functional furniture and art nouveau antiques.
Most of the people choosing to stay at the flat are professionals and/ or digital nomads, as it features an amazing working area with unrivalled views.

The bedroom (20 m2, East-facing) has also lovely front view of the river, unspoiled through a large double french window. Extra wide (King's size) bed with canopy, two wardrobes, matching night tables with drawers and a large comode with a big mirror, all in solid wood, assure in excess space for clothing rangement. Philippe Stark's bed-table lamps provide a touch of modernity.

The spacious kitchen & eating room (20 m2, west- facing) has more than enough espace for cooking and entertaining friends Kitchen is fully equipped with first line, modern appliances: vitro-ceramic stove, oven, large dishwasher, large-size fridge & freezer, and washing machine. For your confort, there is also a microwave, a water boiler and a toaster.
A large table (for 6 people) and leather, colonial-Dutch chairs welcome guests for dinner in a relaxed atmosphere.
Bathroom
The bathroom (west-facing) features an italian shower, oversized mirror, and has a window towards the trees on the backyard, featuring art deco motif frosting for modesty.
The flat has a small storage area (6 m2), not suitable for bikes.
Heating and hot water are guaranteed by a new Vaillant gas boiler. All electrical wiring, water pipes, flooring and walls were recently renewed. Doors and windows are historical, and have been renovated to highest standards.

Comfortable extension. Do you want to stay longer in the apartment? No problem. If the owner confirms the apartment is available for you, you will extend the agreement online. Similarly, an agreement may be terminated with a simple 30-day notice, once again, online.

If you cancel your booking 30 days or more before the move-in date, you’ll get a refund of the entire first rent.
If you cancel your booking up to 14 days before the move-in date, you’ll get a refund of half of the first rent.
If you cancel your booking less than 13 days before the move-in date, you won’t get a refund of the first rent.
Service fee
The service fee is always refundable.
If you send a message to Flatio's Support Team requesting cancelation of the booking ("termination from the start date") within 48 hours after the lease agreement becomes valid, you're entitled to get back all the money you paid for the service fee.
After 48 hours, you're entitled to a refund of the service fee in the form of a "voucher" equal to the amount of the service fee you paid. The voucher can be used for your next booking and is valid for 12 months. If the service fee for your next booking is lower than the voucher amount, we'll issue you a new voucher for the remaining amount, valid for 12 months.

It is well equipped in the kitchen and with a washing machine. Dealing with the landlord was a pleasure. She was in top of everything and very helpful.
Neighborhood
There are to aspects to the immediate neighborhood. One is the embankment with several bars along the water which I enjoyed a lot. The other is Smichov it’s self which is slightly less scenic than other parts of Prague perhaps but which a learned to like a lot with lots of bars, restaurants and convenient shopping right there.

All the bars/terraces along the embankment are worth a visit.
This is a wonderful flat in what was for me a perfect neighborhood close to the river and other sites but not in the worst thick of the tourist scrum.
