In My Rentals, we have a new option in your listing settings – Rental registration numbers (NRAs). Here's a quick overview of how to set them up and how Flatio works with them.

What’s an NRA?

The NRA (Número de Registro de Alquiler) is a national ID that every property in Spain must have for any stay under 12 months advertised on digital booking platforms.

Do I always need it?

  • Yes – if your minimum stay length is less than 12 months.
  • Optional – if you set your minimum stay length to 12 months or more and never accept shorter bookings.

How the NRAs work on Flatio

You can add up to 2 NRAs to each listing:

  • Tourist (short-term stays)
  • Seasonal / non-tourist

Very soon, your listing will need at least one valid NRA to stay advertised. According to the new Spanish legislation, listings without a valid NRA must be hidden from the advertisement.

When you receive a booking request from a guest, Flatio will automatically assign the NRA based on the length of the stay.

  • Touristic (short-term) for 2–31 days
  • Non-touristic (mid-term) for 32 days–12 months

If only one NRA is set, we will use it for all booking lengths.

You can edit or update the assigned NRA in the booking until the end of the month, when the guest moves out. After that, the number becomes final, as we’re legally required to report bookings to the Spanish government.

Channel managers

If you use a property manager ICNEA (which only supports one NRA), we’ll detect its type and import it to the correct field.
