A home designed for those seeking an authentic stay, far from the sameness of hotels. Stone archways, terrazzo floors with an elegant Greek key motif, exposed-brick vaulted ceilings, and original artwork on the walls — every room tells the story of a real, warm, lived-in Rome.
75 m², one bedroom with a king-size bed, plus a sofa bed in the living room for extra space. One bathroom. Fast Wi-Fi, air conditioning, and a proper Italian espresso machine — every detail chosen to make your stay comfortable and beautiful.
Ideal for extended stays, available month-to-month from November to February — no long-term lease required, renewed monthly for as long as you need it. Perfect for visiting professors, researchers, or professionals who want a real home in Rome instead of a hotel room.
The neighborhood: San Lorenzo, the true soul of Rome — a bohemian quarter where street art meets historic trattorias, and university students share tables with artists and lifelong residents. Genuine wine bars, independent bookshops, contemporary art galleries, and some of the city's best pizzerias are all just steps away.
Getting around: Termini Station is a 12-minute walk — putting all of Italy within easy reach by train. The Colosseum is 20 minutes on foot, and Sapienza University just 7 minutes away.
Good to know: the building carries the authentic, lived-in character typical of Rome's historic center — a few visible signs of age on the outside are part of what makes this the real Rome, not the postcard version. Inside, every space has been carefully restored and furnished.
Upon arrival, you'll find the apartment fully ready and welcoming. The kitchen is stocked with breakfast essentials to start your first morning without worry, and the Italian espresso machine is ready to use. In the bathroom you'll find toothbrushes and toothpaste, sanitary products, hand sanitizer, and a selection of carefully chosen shampoo, shower gel, and conditioner — nothing generic, just products we'd want to use ourselves.
The bed linens are personally cared for: washed with hand-picked, gentle products, free from bleach or harsh chemicals, yet always impeccably clean and fresh.
I put this much thought into it because this is exactly the kind of welcome I hope to find myself, whenever I book a place to stay.

Please note that I am not able to provide a residence permit (permesso di soggiorno) or any documentation to support a residence permit application. This booking is a short-term rental arrangement, not a registered lease, so I cannot issue the paperwork typically required for that process. If you need a residence permit, please check directly with the Italian authorities (Questura) about what type of accommodation and documentation they require.
House rules and restrictions:
No parties or events of any kind
No pets allowed
Please respect quiet hours, as this is a residential building shared with other tenants
No smoking inside the apartment
No subletting or hosting additional guests beyond those listed on the reservation
Please treat the property and common areas of the building with care — any damage to the apartment or shared building spaces (stairwell, entrance, etc.) will be charged to the guest
Hi, I'm Giancarla! I'm Roman, born and raised, and I've been welcoming guests to my apartment in San Lorenzo for a few years now — it's something I genuinely love doing, not just a listing I manage, but a home I care for and share. My place has a 5.0 rating across 100+ reviews, and what guests mention most often isn't just the apartment itself, but how it feels to stay there: cared for, welcomed, never like just another booking. I put the same thought into every stay that I'd want to receive myself when I book somewhere to stay — from the little details in the welcome package to being genuinely available if you need anything or want a recommendation for where to eat. Being Roman, I know this city — and especially San Lorenzo — inside out, and I'm always happy to point you toward the neighborhood's best trattorias, quiet corners, or practical tips to make your time in Rome easier, whether you're here for a few weeks or a few months. I usually reply within a few hours, and I care about making your stay feel like a real home, not just a place to sleep.

Every time you rent through Flatio, you're automatically covered by our StayProtection package.
By booking this property, you'll also enjoy extended protection in the form of Stay Benefits - a unique offering backed by AXA! Here's what such packaging includes:
Once you send a booking request, the host is notified that you are interested in their listing. From that moment, they have 24 hours to approve or reject your booking.
Hosts are mainly interested in the profile of their guest. Do not forget to fill in all necessary information, add your profile picture, or even make a short video about yourself. Doing that will make you more attractive for the owner and your booking will more likely get approved.
You can take a look at the contract in advance and online with every listing. After you sign it, you will find it in the application My Housing.
While arranging a contract on Flatio, you do not have to worry that it could be disadvantageous for you. Our contracts are made so that we avoid all problems! All of them are the same, used by all the hosts on Flatio.
Your time is precious. That's why we've added a virtual tour option to our platform so you can see some of the rentals listed on Flatio from the comfort of your own home.
If a virtual tour isn't available for the accommodation you've chosen, you can contact the host and ask them if they're willing to give you a personal tour of the rental unit.
In the event that you move in and the rented accommodation doesn't match the information on Flatio, let us know as soon as possible!
If the conditions for the withdrawal are met and the host can't fix the issue immediately, you have the option to withdraw from the lease agreement with a full refund. We'll also actively help you find an alternative accommodation and remain by your side until everything is fully resolved.
You can read the conditions and all details about our Move-in Guarantee in this article of our Help Center.
How you can cancel a booking varies depending on what stage the booking is in.
Is your booking request still waiting for host approval? Then you can simply cancel it directly from your My Housing web app!
However, suppose the owner has already approved your booking request, and you are no longer interested in it. In that case, you can still cancel the booking before you sign the lease agreement. Just consider that you should do this only in essential cases. Because when the host accepts your booking, the property is stopped being advertised, and they can lose the chance to rent their property to someone else.
Do you have an approved booking and also a valid agreement? In order to cancel your booking, contact Flatio customer support well in advance of your contract beginning (the specific time and amount of refund depends on the type of cancelation policy).
